- Under 10 years old: Repairs almost always make sense. The system is young; isolated damage is fixable.
- 10โ20 years old: It depends on the scope of damage and how much useful life remains. A thorough inspection is critical here.
- Over 20 years old: You're likely in replacement territory โ even if today's problem seems minor, you're probably 2โ3 repairs away from needing a full replacement anyway.
In New Jersey's climate โ with nor'easters, ice dams, heavy summer rain, and humid summers โ roofs age faster than in milder climates. Hudson County and Bergen County roofs in particular take significant punishment from coastal storms.
How Much of the Roof Is Affected?
Roofing contractors often use the "30% rule" as a rough guide: if more than 30% of your roof has damage or is in poor condition, replacement is typically more cost-effective than patching. Here's why: every repair involves labor, staging, and materials โ costs that don't scale proportionally. At a certain point, replacing the whole system costs only marginally more than patching a large section.
If the damage is isolated โ one section after a fallen branch, a few missing shingles from wind โ repair is the right call.
Repair Situations: When to Patch and Move On

- Flashing failure around a chimney, skylight, or vent pipe
- A few missing or cracked shingles on an otherwise healthy roof
- Isolated leak from a single penetration point
- Roof is under 15 years old with no widespread granule loss
Replacement Situations: When Repair Is Just Delaying the Inevitable
- Widespread granule loss (check your gutters โ granules look like coarse sand)
- Multiple areas of cracking, curling, or cupping shingles
- Sagging roof deck (this indicates structural damage underneath the shingles)
- Daylight visible through attic boards
- Multiple leaks in different areas of the roof
- Roof is 20+ years old and you're planning to sell within 5 years
- Your homeowner's insurance is pushing back on claims due to roof age
What About Layering Shingles?
Some contractors offer to "layer" new shingles over old ones instead of a full tear-off. NJ building code allows up to two layers of shingles on most residential roofs. This saves money short-term โ but it also adds weight to your roof structure, hides existing damage, and voids most manufacturer warranties. It also means when you eventually replace the roof, the tear-off costs more. We generally don't recommend it for Bergen, Hudson, or Essex County homes where roof life and resale value matter.
Insurance Considerations in NJ
New Jersey homeowners should know that insurance companies are increasingly refusing to renew policies โ or raising premiums sharply โ on roofs over 15โ20 years old, regardless of condition. If you're approaching that age and you have a claim, an adjuster may recommend replacement even if you'd prefer repair. Get clarity on your policy before you need it.
