How to Know When It's Time to Replace Your Roof in New Jersey

1. Your Roof Is 20-25 Years Old
Most asphalt shingle roofs โ which cover the majority of homes in Bergen, Essex, and Passaic County โ have a lifespan of 20-25 years. If your roof is in that range and showing any of the signs below, you're past the repair threshold.
A roof over 25 years old is a liability. Insurance companies in New Jersey are increasingly refusing to renew homeowner's policies on roofs older than 20 years, or charging significantly higher premiums.
2. Shingles Are Curling or Buckling
Walk around your home and look up. Are shingles curling at the edges (cupping) or bending in the middle (clawing)? Either is a sign of advanced weathering and moisture damage. Curled shingles lose their ability to shed water, which means every rain is a potential leak.
This is not a repair situation โ when shingles curl across multiple areas of the roof, replacement is the only real fix.
3. You're Missing Shingles

7. Frequent Leaks โ Even After Repairs
